After building more than 500 homes in West Coquitlam over the past nearly 12 years, Mosaic Homes is applying that experience to its new development in the area, the 97-unit Allison project that is scheduled for completion next year.
Geoff Duyker, Mosaic Homes’ senior vice president of marketing, says positive feedback from the market to its other developments in the area, such as Emerson and Georgia, have enabled the company to target the features most valued by homebuyers.

“West Coquitlam has been one of the most popular neighbourhoods for new homebuyers over the last several years,” says Duyker. “The transformation of the area started with the addition of the Evergreen Line and SkyTrain coming through West Coquitlam and connecting Lougheed to Port Moody and Coquitlam Town Centre.”
More recently, the redevelopment of Lougheed Mall and adjacent properties has made the area a great place to live and work, he says.

While residents in the Mosaic development will have easy access to the City of Lougheed Shopping Centre and the Evergreen line, “when you look out of your window, you’re not looking at towers and a SkyTrain line, but a quiet residential neighbourhood on the edge of all the redevelopment (in the area),” he says.
Located at 708 Edgar Avenue, West Coquitlam and designed by WA Architects, Allison comprises two four-storey buildings and echoes the Georgian-inspired architecture — white brick and black window frames — that is characteristic of many of Mosaic’s developments.
Duyker says construction on Allison is nearing completion, and potential buyers can tour the building and walk through a home they can live in next year.
The lobbies in the East and West buildings will feature over-height ceilings with detailed millwork and lighting to enhance the spaces that will provide a welcoming ambience for residents and their guests.
The development comprises one-, two- and three-bedroom homes in two four-storey buildings that have a common parkade.
The one-bedroom District (D Plan) units range from 538 to 710 square feet, with the larger units in the series including a den; the two-bedroom Acton (A Plan) homes are 861 square feet; the two-bedroom two bathroom Bond (B Plan) corner units are, depending on the floorplan, 829 and 926 square feet; and the largest homes are the three-bedroom, two bathroom and nook Eden (E Plan) units at 1,173 and 1,206 square feet (depending on the plan).
Duyker says the company watches global trends and sees a return to more traditional and classic features in interior design but implemented with a modern sensibility. This is evident in the three colour schemes created for Allison: Rich Navy, characterized by cabinetry in a classic navy-blue tone; Oyster Grey, on-trend with its creamy, grey-coloured cabinetry; and White, always a stylish option in kitchen design.
Kitchen and bathroom cabinets feature narrow rails on doors and drawer fronts for a contemporary take on the ever-popular shaker style. Quartz countertops, textured warm-white tiled backsplashes and champagne bronze knobs and pulls, and cast enamel sinks with pull-down spray faucets complete the design esthetic in the kitchens.
Major kitchen appliances in the larger homes include a 32-inch-wide stainless steel refrigerator, a 30-inch-wide electric cooktop and an integrated dishwasher. In the smaller units, the fridge and cooktop are 24-inches wide.
While light oak laminate floors define the living areas in the units, cut pile carpeting is soft underfoot in the bedrooms.
The ensuite bathroom includes a quartz countertop and large format textured porcelain floor tiles inspired by natural stone Ceppo di Gré, while the white matte subway tiles on the shower walls are vertically stacked for a fresh take on a classic look. The polished chrome vanity wall sconce with twin globes and the frameless ensuite mirror with a bevelled edge and rounded corners contribute to the calm and relaxed look of the space.
In the main bathrooms, textured porcelain floor tiles, polished chrome faucets and hardware accents, and deep soaker tubs continue the design style.
Residents in Allison will have access to several amenities, including an outdoor courtyard, a kids’ play area, meeting rooms and a space for fitness activities.
The neighbourhood also has nearby parks, including Burns Park and Guilby Park. A little further away are Mundy Park, with its sports facilities, well-known trails and walks around Mundy Lake; Mackin Park, with a variety of outdoor sport and recreation amenities and Blue Mountain Park, one of the city’s original parks that has a range of sports facilities, a wading pool and spray park as well as a playground and picnic shelters.
