Wrapping up a pre-Christmas home sale

Christmas is fast approaching, but there is still time for the biggest gift of all.

Real estate agents say there is a slim window to sell a home before Christmas, but people need to act fast.

“Realistically, if you’re looking to sell your home via auction, and run a three-week campaign, you really need to aim to be getting it on the market by next weekend because the market traditionally goes quiet over the Christmas break and holiday period,” selling agent and auctioneer Hamish Mill, from Williams Real Estate, said.

“If you delay, you will miss your opportunity for this calendar year.”

He said fortune favoured those who acted quickly.

“Now really is a great time to sell. Listings are well down, and the buyers are running hard,” Mr Mill said.

“It all comes down to supply and demand. The market is the hottest we have seen in many years.”

Klemich Real Estate agent Steve Alexander said sellers would be wise to capitalise on the strong buyer demand.

“We’ve still got properties being released and normally we’d run a four-week campaign,” he said.

“But because the market is so strong, we’ve still got time to put properties on the market before Christmas because the market is effectively condensed to a two or Two-and-a-half week campaign.

“Buyers are keen to finalise a transaction pre-Christmas, as are sellers, so there’s still time.

“It would tighten things up and you’d need to be well organised, but there’s certainly time to have a decent campaign.”

Susan Whitbread is selling her home at 125 Sussex Street, North Adelaide, through Mr Mill and is confident is a good time to sell.

“I’d heard from various sources that we had a bit of a sellers’ market. If I didn’t do it now, I’d lose that opportunity,” she said.
