29.5% of housing starts in 2021 will be single-family homes, up from 26.4% in 2020.
Last year Ottawa saw 9,402 new housing starts, An increase of 1.8 cases per year.
The new figures were unveiled in an annual development report by Ottawa City officials, and the Planning Commission announced at its August 25 meeting.
The annual report by the Planning, Real Estate and Economic Development Department examines demographic and economic statistics and development activity from the previous year and measures them against the City's goals for enhancement and housing.
Of the housing starts in 2021, 29.5% will be single-family homes, up from 26.4% in 2020. In total, 2.3% were semi-detached houses, 27.9% were row houses, and 40.3% were detached houses. The percentage was in apartments, all slightly down.
Using the definition of consolidation in the city's official plan adopted last October, 44.9% consolidation from mid-2020 to mid-2021 compared to a consolidation rate of 49.4. rate has been achieved. Percentage since mid-2018.
Both the municipalities of Gatineau and Ontario, near Ottawa, reported 11.1% and 14.7% declines in housing starts in 2021, respectively.
Within the seller's market, Ottawa's average resale home price will rise 22% in 2021 to $645,976. Meanwhile, the rental vacancy rate declined from 3.9% in 2020 to 3.4%.
The City of Ottawa has an estimated population of 1,032,900 in mid-2021 and 1,046,400 by the end of 2021, representing a year-to-date increase of 2.3% year-to-date. This was a smaller increase than expected. Staff reports that Ottawa welcomed fewer migrants than expected due to the COVID-19 pandemic.
Statistics Canada has ranked the Ottawa Gatineau metropolitan area, with a population of 1,476,756 in 2021, his sixth largest region in Canada.
A Statistics Canada Labor Force Survey showed that the number of Ottawa residents employed in 2021 increased by 5.7%, or 31,600, according to city officials. All employment sectors except retail showed growth, and the unemployment rate fell to 6.3% from 7.4% in 2020.
