From a place hidden away from the development radar, Vunisea will soon emerge as a shining example of rural development.

A place once untouched by modern development, Vunisea, Kadavu, is set to become the home to a state-of-the-art facility.

The Biana Commercial Centre is currently in the developing stages by Clearview Architects, owner Ulaiasi Baivatu, who said it could become a hub for sustainable development, focusing on preserving natural resources while improving the livelihoods of its people.

In a recent advertisment, the developers were calling for expressions of interest (EOI) for their prestigious complex and were accepting EOI from businesses interested in securing a tenancy within its state-of-the-art facility until October 6.

Queries sent to the developer about the project remained unanswered when this edition went to press. “We invite interested organisation, companies and individuals to take part in this exciting opportunity and express your interest in becoming a valued tenant,” the advert said.

“Our commercial complex is designed to cater to the diverse needs of modern businesses, offering an ideal environment for growth and success.

“With its prime location, excellent visibility and a wide range of amenities, it serves as a dynamic for commercial activities.”

Prospect tenants would not only benefit from the exceptional facilities, but also a community of like-minded businesses, fostering collaboration and growth.

The complex features a services station with an automotive parts shop, retail spaces for hardware stores, white goods shops, textile stores, supermarkets, barber shop, medical facility, pharmacy, restaurants, banks, warehouse, conference facilities and apartments.

The EOI should include the company overview, a brief introduction to their organisation, including its history, core activities and notable achievements.

The tenancy requirements should clearly outline the specific space and facility requirements, as well as the desired duration of tenancy.

The business plan should clearly present an overview of the business plan, including the objectives, target market, market strategies and growth projections.

Financial capability should demonstrate their organisation’s financial stability by including relevant financial statements, such as profit and loss statements, balance sheets and cash flows statements.

Lastly, references should include references from previous landlords or business partners who can vouch for the organisation’s professionalism and reliability.

Upon the completion of the submission period, the selection committee are expected to carefully review all received EOI’s and evaluate them based on criteria such as suitability, financial viability and alignment with their complex’s objectives.

Shortlisted candidates would be contacted for further discussions and negotiations by the selection committee.
